  • What are the fees for using CBD as my property Manager?

    We wanted to make sure that our offering is simple & straight forward - so our management fee is a flat 7.7% per month and our letting fee is 1.1 weekly rent.

    We don't add commission to maintenance, routine inspections, court attendance, administration, advertising or end of financial year statement and there are no hidden charges.

    What are the typical expenses you pay behalf of the owner?

    Typically, we pay maintenance bills, landlord insurance, body corporate levies, Council & water rate bills. However, if additional items are requested, we would be happy to pay those as well.

Just send them a written request with a copy to us, that you would like to terminate their appointment. It doesn't matter if the property is a fixed term or monthly tenancy, we can arrange the transfer for you - it's what we do all times.

  • How do I ensure my property is being rented to a qualified tenant?

    All your tenancy applicants are screened through TICA, Australian largest National tenancy database covering every State and Territory in Australia. If the report shows the prospective tenant meet our qualifications than we to call and verify employment as well as current and past landlords. Once an applicant has passed our screening we give you (the landlord) all the information so you can make your final decision to accept or decline the applicant.

  • How can I know what my property will rent for?

    Staying up-to-date on market pricing is key to maximising rental income. We carefully review neighbourhood comparable pricing to ensure your lease and lease renewals are in-line with market expectations. When negotiating the terms of your lease, we ensure that we are obtaining the most favourable terms to you possible.

  • Can you provide a let only service?

    We can provide a let-only service where we match and secure the good tenant to a property they love, including all preparation of documents and handover for our clients to self-manage.

    $1200 capped let fees this includes all digital marketing.
